We have upgraded our Home Information Pack (HIP) creation system to comply with the changes to the HIP Regulations that come into force on 6 April 2009.
Our system enables solicitors to prepare their own HIPs quickly & easily and is very much an alternative to that supplied by HIP providers.
Solicitors are able to negotiate their own terms with their local estate agents, retain control over the process and, of course, retain both the profit from the HIP & the seller as a client.
In the current market conditions, it is more crucial than ever that conveyancing practices should take positive action to "stay ahead of the game". With the end of same day marketing, the new changes provide an opportunity for solicitors to cease the initiative.
This is how our system works:
- We provide a template for the agent to send a short summary of essential particulars (client details etc) to the solicitor. This is sent by email, fax or post. Very quick & very easy
- The seller completes the Property Information Questionnaire
- The solicitor then prepares a HIP and sends the HIP to the agent as soon as the title documents have been received. This will be sent by email, fax or post
- In the meantime, the agent prepares the Energy Performance Certificate/Interim Assessment/Predicted Energy Assessment, or if the agent doesn’t want to, the solicitor will be instruct somebody to do this
- The agent will then be able to market the property as quickly as legally possible
- The system will remind the solicitor about any documents not yet received (eg- searches) and upon receipt, these will be sent to the agent for later inclusion in the HIP. In the interim, the HIP will deal with the requirement to show that these have been commissioned
The whole process is straightforward, extremely quick and enables both solicitor & agent to work together. The system guides you through the process, it is flexible enough to cater for all circumstances and also deals with the solicitors’ professional obligations to his client, the seller.
The estate agent will really have very little to do, although our system secures what is understandably the most important factors from an agent's perspective, namely 1) to be able to send instructions to the solicitor quickly & easily and 2) to market the property without undue delay.
